About Baraca
Baraca is an international real estate investment and development group operating across Dubai, Bali and South Lombok. Through Baraca Development, we design and deliver high end villa developments, residential projects and hospitality destinations for international investors. We are looking for an experienced Project Manager to lead our projects from design through to handover, on time, on budget and to the highest standard.

The Role
You will be the central point of coordination for our projects, managing architects, engineers, consultants and contractors. You will oversee the design process, permits, procurement and construction, and report directly to management. Projects range from private tropical villas to villa clusters, apartment buildings and resort facilities, often running in parallel.

Responsibilities

• Manage projects through all phases: feasibility, design, permitting, tender, construction and handover
• Coordinate the design team, including architects, structural, civil and MEP engineers, interior designers and 3D artists
• Develop and manage project schedules, budgets and cash flow forecasts
• Manage permit processes with government bodies, including PBG, SLF and related approvals
• Prepare tender documents, evaluate contractor bids and negotiate contracts
• Monitor construction progress, quality and safety on site
• Control costs, review BoQs and approve contractor payments and variation orders
• Identify risks early and implement solutions to keep projects on track
• Report progress, budgets and issues to management and investors in clear written reports
• Ensure final handover, snagging, documentation and warranties are completed properly

Requirements

• Bachelor's degree in Architecture, Civil Engineering or Construction Management
• Minimum 8 years of experience in architecture or construction, including at least 4 years as a Project Manager
• Clear track record of completed residential and hospitality projects such as villa clusters, resorts, hotels or apartment buildings
• Strong knowledge of Indonesian construction practices, contracts and permit procedures
• Proven experience managing budgets, contractors and multidisciplinary teams
• Proficiency in MS Project or Primavera, and advanced Microsoft Excel
• Able to read and review AutoCAD and Revit drawings
• Strong leadership, negotiation and problem solving skills
• Able to work independently and manage multiple projects at the same time
• Professional level English, written and spoken, for reporting to international management and investors

Nice to Have

• PMP or PRINCE2 certification
• Experience in Bali or Lombok, including remote site logistics
• Experience working for developers with international investors
• Familiarity with FIDIC contracts
• Knowledge of sustainable building practices
